How to read a plan before you visit
- Find the carpet area and compare it with the registered figure
- Check the width and length of the living room, not just the label
- Look at where the decks sit and which rooms open to them
- Note the position of the study in the 3 BHK with study
- Count attached bathrooms and see where the doors swing
- Locate the utility and storage spaces

A note on areas
Developer disclaimers state that plans are indicative, that carpet areas are measured on unfinished surfaces and that variations of about 3 per cent are possible. For that reason, compare the carpet area on the RERA record and in your agreement with any figure you read here.
3 BHK with parking and amenities: what a plan will not show
A unit plan will not tell you where your car park is or what the clubhouse contains. Ask separately for the parking allotment and the approved amenity schedule.
